The short answer
Not automatically. A sound roof with a few faults is often better repaired, with clear records, than replaced. A roof that is simply worn out is another matter, and a buyer's surveyor may flag it. Get the roof surveyed first, then let the findings choose between repair and replacement. A new roof's effect on a sale price is not something we can promise.
Repair or replace before the sale
Start with the condition of the roof, not the date of the sale. Where a few tiles have slipped, or a ridge or flashing has worn, the job is normally a repair, and the repair bill is a fraction of a re-roof. Which? (Nov 2025) lists a typical UK range of £75 to £400, ex VAT, for putting right between one and six damaged standard tiles, against £7,000 to £21,000, ex VAT, for re-roofing an average three-bedroom house in full. A survey costs little compared with either choice, and it replaces guesswork with pictures.
A replacement makes more sense when the covering has reached the end of a typical life. HomeBuilding gives plain concrete tiles as 40-50 years, clay as 60-80 years and Welsh slate as 100+ years. None of these lives is a promise; the survey shows where your roof stands.
If the roof is ageing but still working, the choice is between spending money now and leaving a visible issue for the buyer to raise. Neither is wrong. What matters is that you know the facts before you decide.
Our signs you need a new roof answer lists what points toward replacement, and the roof repairs page covers the smaller jobs.
The paperwork buyers expect
Buyers and their solicitors tend to ask what has been done to the roof, when and by whom. For a re-roof, the useful documents are simple. Keep the written scope and its single price, the covering described in detail, dated photographs of each slope before and after, and the receipts for the materials.
If the work needed Building Regulations approval, because the new covering was 15 per cent or more heavier or the job went beyond the Planning Portal thresholds, there should be a completion certificate from the building control body. Our answer on the completion certificate for a new roof explains when one exists.
If the house is listed, ask whether listed building consent was needed for the work, and keep that decision too. Flats are treated differently for planning, so check the position for yours.
When a re-roof stayed inside the thresholds, there is nothing to certify, and a clear folder is the evidence. Put it with the deeds so it travels with the property. Ask the firm that did any earlier roof work for its copies now, while it remembers the job, and not in the middle of a sale.
Do not leave it to memory. A seller who can hand over the documents on the first request avoids a delay later.
What a survey tells you first
A roof survey is a low-cost way to turn a worry into a decision. MyJobQuote (Oct 2026) gives around £300 as the average roof survey, a typical UK figure and not our price. Ours is the start of the job: we examine the roof, take pictures of the slopes, ridge and flashings, then talk you through them.
That gives you three possible outcomes. The roof may be sound, and the photographs become useful evidence for a buyer. It may need a repair, and you get one written price for it. Or it may be worn out, and you can compare a full re-roof with the cost of leaving it.
The pictures also help if a buyer's surveyor reports a roof issue and you are asked to respond; you can show what the fault is and how it was dealt with.
If you are still comparing quotes, our answer on how to compare roof replacement quotes sets out what to check.
Resist the sums on value
It is tempting to ask whether a new roof adds more to the price than it costs. Nothing settles that in general: a buyer may value a new roof, may simply expect a sound one, or may negotiate over a defect either way, and the outcome rests on the house, the market and the buyer.
What is certain is that a leak shows up in a survey, on a ceiling, or in a loft, and that it is easier to deal with when you control the work. A fresh covering with a clear paper trail removes a question from the sale. It does not guarantee a higher price.
If you are selling soon, ask your estate agent and your solicitor what they would want to see, and ask the roofer for the documents as part of the job.
If you plan to stay a while yet, a new roof also serves you, not just the next owner. Our roof replacement page explains how we survey first and write one total price afterwards.
